Balances update from posted property records. A new payment may show as pending for a short window until it confirms and the next balance refresh imports it. If your payment cleared at your bank but the portal still shows it pending, no action is needed; it will reconcile on the next refresh.

How the resident portal works

  1. Open the portal for your property.
  2. Use the email on your lease to request a secure setup link.
  3. Sign in to see your balance, upcoming rent, recent activity, and maintenance requests.
  4. Choose a payment amount and method when payments are live for your account.
  5. Submit maintenance requests from the portal, but call emergency maintenance for life-safety issues or active damage.

Login and access

Use Set up or reset access from your property sign-in page. The setup link must go to an email already tied to your resident account or lease. If your email changed, contact the office so staff can verify it before updating access.

Balance and activity

Your current balance, upcoming monthly rent, and recent activity come from posted property records. Recent activity is intentionally readable: the portal shows resident-friendly charges and payments, while the full accounting ledger remains with the office.

Recommended: pay from a bank account

Bank transfer (ACH) from a U.S. checking account is the default, no-fee way to pay rent through the portal. It posts in 1-3 business days. If you have the routing and account number handy, this is the fastest low-cost path.

Cards and wallets

You can also pay by card or digital wallet. The card processing fee is shown on the checkout screen before you confirm. Your property does not mark it up; it only covers what the processor charges. If you want to avoid the fee entirely, choose bank transfer instead.

Other payment methods you might see

When you reach the secure checkout screen, you may see additional payment methods such as digital wallets or installment plans. What is offered depends on the amount, your device, and where you are. These options can come and go, so treat them as a convenience when they appear, not as a guaranteed rent plan.

Pay current balance, next rent, or any amount

Once payment links are live for your account, you can pay what is due now, pay next month's rent, pay both, or choose your own amount from $1.00 to $10,000.00 per payment. Paying ahead is fine. Anything you pay above what is currently due sits as a credit and applies to your next charge.

Recent activity

Your portal shows the last two months of charges and payments in plain language. Older history and full accounting detail stays with the office; ask any time.

Maintenance

Submit a maintenance request directly from the portal and you will get a confirmation immediately. Open requests stay visible on your account until they close. The property team reviews the maintenance queue from the staff dashboard. Life-safety emergencies, water leaks, no heat, smoke, gas, no power, or lockouts: call the emergency maintenance line right away; do not wait on the portal.

I do not see a payment option I expected

If a payment choice is greyed out or missing, it usually means the amount does not apply right now. For example, next rent can be hidden when your account already has a credit covering it. If that does not match what you are seeing, contact the leasing office and we will take a look.
